Great Junction Street

Project Overview

200 Great Junction Street, located in the heart of the vibrant community of Leith, seamlessly merges an existing derelict Grade B listed former State Cinema building and a new contemporary extension grouped around a south-facing courtyard. The development introduced 38 much needed, energy efficient, modern homes to the much-desired area, overlooking the Water of Leith. The integration of old and new is harmonious, with every detail, colour and material chosen to celebrate the heritage whilst creating light bright contemporary dwellings. 

Boasting dual aspect views to the south and north-east, the development has a design led aesthetic with beautiful long ribbon horizontal balconies, which cantilever over and gently follow the curve of the water below. This provides excellent views across the water of Leith, Coalie Park, down to The Shore.  

The design is of the highest quality, blending the existing architectural style of the surrounding buildings and reflecting Leith’s industrial heritage through its carefully considered material palette of brick and profiled metal cladding. Some of the original aspects of the cinema building were retained including the spacious foyer, which provides an impressive entrance to the development.  The top floor is set back to provide a deck with extensive views back towards the city and Arthur’s Seat with the entire build scaled to the height of the previously positioned auditorium.   

The private resident’s courtyard space was designed to encourage community living with additional extensive landscaping and a mix of open and intimate spaces.
